A project that converted a dilapidated Federal Style structure on Quality Row in Historic Newburgh, NY into a modern, light-filled loft style home encompassing two units. This project features efficient glazing and insulation, an open style plan which was facilitated by a complete structural rehab combined with thoughtful renovation of an existing stair to pay homage to the original design and layout.

This project was born out of a need to work within the modest envelope of an historic hybrid balloon frame/timber frame structure. The existing window openings were largely maintained, but by opening up the floorplan, what was a cramped space became large and light-filled.
